Course overview

Real estate revenue depends on more than property knowledge. Sales professionals must identify viable prospects, position listings against competing stock, create credible marketing messages, qualify buyers and tenants, manage viewings, negotiate terms and protect client trust through a transaction that may involve legal, financial and operational risk. Weak lead handling, vague pricing advice and inconsistent follow-up can waste marketing spend and damage referral pipelines.

This course develops the marketing and sales methods used to win instructions, generate enquiries and convert qualified prospects into completed transactions. Participants analyse local market conditions, define target segments, prepare comparative market analyses, build listing marketing plans, write property copy, use digital channels, qualify leads, conduct viewings and negotiate offers. The programme also addresses pipeline discipline, CRM data quality, financing conversations, transaction coordination, client retention and referral generation.

Teaching combines short instructor briefings with property cases, marketing-plan reviews, sales simulations, group analysis and individual application planning. Participants work with realistic residential and commercial scenarios, including pricing a competing listing, responding to an investor enquiry, handling buyer objections and progressing a conditional offer. They leave with a completed real estate marketing and sales plan for a selected property, development or territory, supported by reusable templates for listing intake, buyer qualification, pricing, follow-up and pipeline review.

The course suits estate agents, brokers, property consultants, developer sales teams, leasing professionals and managers responsible for sales performance. It is also relevant to professionals moving from property operations, valuation, customer service or general sales into client-facing real estate roles.

How the course runs

Training methodology

The instructor uses short briefings to introduce each sales method, followed by property cases, group analysis, sales simulations and structured peer review. Participants assess listings, prepare comparable evidence, write campaign messages, qualify prospects and practise viewing and negotiation conversations. Cases can reflect residential sales, commercial leasing, developer inventory or investment property. Individual application planning links each tool to participants’ own territories, stock and sales targets. Facilitated feedback focuses on evidence, client needs, transaction risk and measurable next actions.

Requirements and prerequisites

Participants should have basic familiarity with property types, local market terminology and client-facing work in sales, marketing, leasing, property management or development. The course assumes comfort with basic spreadsheets, email and online research. It does not require prior valuation training, legal training, advanced financial modelling, digital advertising certification or CRM administration experience. Local licensing requirements remain outside the course scope.

Frequently asked questions

Participants need basic familiarity with property terminology and client-facing work, such as sales, leasing, marketing or property operations. They do not need prior valuation qualifications, legal training or advanced financial modelling experience.

Participants should bring a laptop for planning work and, where permitted, an anonymised listing, development, territory plan or current sales challenge. The instructor provides course materials and templates.

It suits agents, brokers, developer sales staff, leasing consultants, property marketers and sales managers. It is designed for professionals who already understand the basics of their market and need a more structured sales process.

This course uses pricing evidence and transaction documents to support selling, but it does not train participants as valuers or legal advisers. Its focus is winning instructions, marketing properties, qualifying prospects, negotiating and managing sales pipelines.

Participants can use the templates immediately for listing appointments, campaign planning, buyer qualification, viewing follow-up and pipeline reviews. The capstone plan is built around a selected property, development or sales territory.

Each training day runs from 08:30 to 16:30 and provides about 6.5 contact hours. The first part builds market, pricing, marketing and lead-generation methods; the later part concentrates on selling, negotiation, transaction control, performance management and the capstone presentation.
