Agents and sales managers need a repeatable way to distinguish a buyer from a browser, progress landlords and vendors through decisions, and protect the pipeline from leads that go cold after the first contact. This course addresses the operational detail behind conversion: speed-to-lead, qualification, contact cadence, appointment setting, objection handling, CRM discipline, and post-viewing follow-up.
Participants learn to build and run a lead-conversion process for residential or commercial property sales. They practise lead scoring by readiness, budget, property criteria and decision authority; structure discovery conversations; write call, email, SMS and WhatsApp follow-up sequences; and use CRM stages, tasks, fields and reports to manage next actions. The programme also covers viewing confirmation, feedback capture, price and financing objections, reactivation campaigns, referral requests, and compliant communication practices. Participants gain practical methods for measuring contact rates, appointment rates, viewing-to-offer conversion, source quality and agent follow-up performance.
Delivery combines instructor-led sales clinics with role plays, pipeline reviews, CRM workshops and property-sales case studies. Requirements and prerequisites

This is an intermediate course, so complete beginners should first gain basic real estate sales exposure.
Training methodology
The course uses short instructor-led modules followed by property-specific application. Participants diagnose sample portal enquiries, complete qualification scorecards, role-play buyer and vendor calls, and critique written follow-up messages against response-time and conversion standards. CRM workshops use Salesforce Sales Cloud and HubSpot CRM examples to translate sales practice into stages, fields, tasks and reports.
