Course overview

Real estate transactions create tax exposures that are easy to underestimate: VAT treatment can change with the nature of a property, the status of the buyer or tenant, whether a transaction is an asset sale or share sale, and whether an option to tax applies. Property taxes, transfer duties, local levies and recoverability rules can materially alter acquisition costs, development margins, lease pricing and fund returns. Finance, asset management and transaction teams need a disciplined way to identify tax consequences before contracts are signed, invoices are issued or returns are filed.

This five-day course develops practical capability in VAT and property-tax analysis across acquisitions, developments, leasing, disposals and portfolio management. Participants learn to map transaction flows, determine place-of-supply and taxable-person status, test VAT exemption and option-to-tax positions, calculate input-tax recovery using partial-exemption methods, and identify property-tax liabilities through the asset lifecycle. The programme also covers tax clauses in sale and lease agreements, tax due diligence, transaction cost modelling, documentation controls and communication with tax advisers, authorities and counterparties.

Teaching combines instructor-led explanation with worked calculations, contract extracts, invoice reviews, property acquisition cases and group decision workshops. Training methodology

The programme uses short instructor-led modules to establish each rule set, followed by property-specific application. Day 2: VAT treatment of acquisition, development and leasing

Day 3: Input VAT recovery and operating property costs
